Completion Reports – Progress & Hand Over


Building a new home is an exciting time but often we hear of stories of poor quality workmanship rearing its head once the final payment has been made to the builder and you’re settled in and just finished unpacking the last box of your things.
 
At IPI Norwest, we can help to provide you peace of mind that the quality of the work carried on your new home construction is of the highest quality and to the standard you would expect.
 
IPI Norwest can inspect your property at various stages of the construction. Whether you’re after a pre settlement completion inspection, or an inspection at each stage of the building process we are able to provide a package to suit your needs.

Most commonly customers request us to complete inspections in stages when the builder has asked for a progress payment. This is where we ensure the client is getting exactly what they have paid for. 
 

Stage 1 - Piers Inspection 

This is commonly know as site costs and is an added fee to your build. We can measure the piers to ensure the builder is not over charging you for these works. 

Stage 2 - Slab Inspection 

Once the slab is down we ensure the location and size is correct. 

Stage 3 - Frames inspection 

We ensure that the plans meet the actual build to ensure what you've paid for has been put into place.  


Stage 4 – Pre Handover
 
At this stage we are inspecting the finished product including all floor coverings, paint work and fixtures and fittings.
 
Here, we really put your builder through their paces and closely scrutinise every detail of your new home to ensure any small defects and unfinished details are identified. Any defects will be ‘marked’ with a sticker so the builder is aware of the issue and will be recorded in your report.
 
Below are more detailed lists of the parts of the home inspected during this stage:
External
  • Brickwork 
  • Cleaning off of mortar from the face bricks
  • Chipped bricks and other imperfections in the mortar finish
  • Any other external cladding types such as weatherboards 
  • Clearances between windows and brick sills are correct
  • Correct bearing of brick walls onto the concrete slab
  • Placement of articulation joints, flashings and weepholes is correct
  • The straightness and correct installation of guttering, fascia and eaves
  • Any damaged to pre finished paintwork of colour bond gutters, fascias and flashings
  • Roof 
  • Scratches and chips on glazing
 
Internal
  • Doors are hung correctly and swing properly
  • Windows
  • Straightness of walls and skirting boards
  • Any tool marks, scratches or sanding ridges in the plaster joints
  • Ceilings for correct installation and any visible joints
  • Straightness of cornices
  • Finish of tiling and grouting
  • Tile junctions and joints
  • Seals around taps and splashback 
  • All paintwork for coverage, blemishes and paint runs
  • Nail holes filled and covered correctly
  • Correct installation and no damage done to kitchen cupboards and bathroom vanities and bench tops
  • Correct installation of all plumbing fixtures and fittings
 
Stage 5 – Final Handover
 
Here your IPI Norwest Inspector will return to the property and ensure that any defects identified in Stage 3 have been suitably rectified and meet appropriate requirements.
