Buying a home (and that all important view) is often the largest purchase you will make in your life and so, it is important that before you purchase a property you have all the right information to ensure you can make an informed decision.
Once a pre purchase building inspection is completed a written report of the property’s condition is provided. This inspection is usually carried out well before an auction, exchange of contracts or cooling off period.
The report will give a clear picture of the condition of the property so you have peace of mind before finalising the purchase and it may help you in your negotiations.
During a pre purchase building inspection we look for minor and major defects such as:
Visible defects such as foundations, walls, floors, ceiling and roof framing
Check cladding
We test everything that opens and closes, every door, tap, cupboard, window, latch catch and hinge!
We go underneath the floors
We check up inside in the roof
Exterior of the site including things such as a garage, shed, carport, separate toilet or laundry, retaining walls, steps, fencing, paths and driveways and even the clothesline!
