Rental property inspections are very similar to pre purchase inspections in that many of the same areas are checked over, however they are different as there is an extra focus on the finishes and cosmetics of the property as well.
Once a rental property inspection is completed a written report of the property’s condition is provided.
The report can also be used to ensure that you as the tenant are covered when it's time to vacate a property at the end of a lease, this way your bond is protected as the report will show before and after shots.
During a rental property inspection we look for minor and major defects such as:
Visible foundations such as walls, floors, ceiling and roof framing
Check all claddings inside and out
Visible foundations
We test everything that opens and closes, every door, tap, cupboard, window, latech catch and hinge!
We go underneath the floors
We check up inside in the roof
we check site drainage, conditions of driveway warp, garages, carports, garden sheds, fences and also the clothesline!

Building interior
Building exterior
Roof interior
Roof exterior
Sub floor
The site including things such as a garage, shed, carport, separate toilet or laundry, non-structural retaining walls, steps, fencing, paths and driveways.
